Veld Climate
Energy monitoring and fault detection for a property portfolio
A property manager with twelve office and retail buildings, three utilities and four different building automation systems. The concept: put every building on a fair baseline, catch waste within a day, and turn each finding into a work order.
Portfolio view: every building compared with what it should use, given the weather and its schedule.
- Client
- Veld Climate (fictional)
- Industry
- Commercial property, 12 buildings
- Users
- Asset managers, building operators, sustainability lead
- Scope
- Data integration, analytics, alerts, reporting
The problem
Energy was the biggest cost nobody could see.
Utility bills arrived monthly as PDFs from three providers. Each building’s automation system came from a different vendor, with its own login. By the time a bill looked high, the waste was six weeks old and nobody could say which equipment caused it.
- Bills show a monthly total, weeks after the fact
- Four automation systems, four logins, no shared view
- Equipment left running nights and weekends after schedule overrides
- No fair way to compare buildings of different sizes
- Annual benchmarking reports assembled by hand
The solution
One baseline per building. Every gap becomes a task.
We’d collect hourly meter data, bills and equipment logs, model what each building should use given weather and occupancy, and flag the difference along with the equipment most likely responsible. Operators keep their existing systems.
- Hourly smart-meter data and bills collected automatically
- Equipment logs read from each building’s automation system
- Expected use modelled from weather and occupancy schedules
- Alerts that name the likely cause and the cost per week
- Work orders created in the maintenance system the team already uses
- Savings checked against the baseline after every fix
Before and after
One wasted weekend, found and fixed.
Today
- 01Bill arrives three to six weeks after the month endsManual
- 02Accounts payable notices a high totalManual
- 03Asset manager emails the building operatorManual
- 04Operator digs through that building’s control systemManual
- 05A fix happens, if the cause is foundManual
- 06Nobody checks whether it workedManual
With the system
- 01Hourly data arrives overnightAutomatic
- 02Use above baseline flagged by the next morningAutomatic
- 03Alert names the equipment and the cost per weekAutomatic
- 04Operator confirms the cause; work order createdOperator
- 05Fix logged in the maintenance systemOperator
- 06Savings verified against the baselineAutomatic
How it fits together
It reads the systems each building already has.
Connects to
- Utility smart-meter data (Green Button)
- Utility bill PDFs from three providers
- Building automation logs via BACnet gateway
- Weather and occupancy schedules
What we build
Veld platform
- Data pipeline
- Baseline models
- Fault rules
- Reporting
Delivers to
- Work orders in the maintenance system
- Operator alerts by email or Teams
- Portfolio dashboard
- Benchmarking export (ENERGY STAR Portfolio Manager)
Finding waste
See when a building uses more than it should.
Each building’s hourly use is plotted against its expected profile. Here, a schedule override left an air handler running all weekend: about 6,000 kWh that a monthly bill would never explain.
From alert to fix
Every alert has a cause, a cost and an owner.
One click creates a work order in the maintenance system the operators already use. When it’s closed, Veld compares the following weeks with the baseline to confirm the saving was real.
Reporting
The monthly report writes itself.
Portfolio energy, the buildings drifting furthest from baseline and the fixes made, emailed to leadership on the first of the month. The annual benchmarking export is built from the same data.
Phased rollout
01
Phase 1 · See it
Bills and smart-meter data for all twelve buildings, baselines and the portfolio view.
02
Phase 2 · Find it
Automation-system logs and fault rules for the five largest buildings.
03
Phase 3 · Fix it
Work-order integration, savings verification and benchmarking exports.
How we’d measure it
- Weather-adjusted energy use per m², by building
- After-hours share of total use
- Days from alert to closed work order
- Verified savings per resolved alert
Concept project. Veld Climate is a fictional company. Products named are examples of systems this would connect to; all buildings and readings are illustrative.
